New Model Home Village, more builders ahead for Summerwood

Several exciting developments are in store for Summerwood this year, including the addition of new homebuilders, new price ranges and an all-new Model Home Village.

These positive changes will provide Summerwood with the new-home product and momentum it needs to ensure its status as one of the leading master-planned communities in the Houston area.

In coming weeks, we plan to announce the addition of two very strong national homebuilding companies to our builder team.  Both plan to offer new homes priced below $200,000, positioning Summerwood to better serve the strong market for first-time move-up homes in the Northeast Houston submarket.

Speaking of the Northeast Houston submarket, overall new-home sales in this market segment decreased approximately 30 percent in 2008 compared to the previous year.  In contrast, new-home sales at Summerwood were down by only about half that amount in 2008.  We believe that the relatively strong performance of Summerwood, in relation to the overall submarket, is a sign of the community's appeal to home buyers, and a positive sign for the near future as home sales begin to rebound.

Looking ahead to a very bright future for Summerwood, we plan to break ground this summer on a new Model Home Village which will showcase all-new designs from all Summerwood homebuilders.  To be located near the Summerwood New Home Information, the new Model Home Village will feature approximately 8-10 new models on homesites ranging from 55 to 80 feet wide.  We hope to have an update in the next newsletter.

On a final note, we recently completed our latest round of market research for Summerwood, interviewing current residents along with prospective home buyers. One common theme that always emerges is how strongly Summerwood residents love their community, and how eager they are to recommend it to friends and family.  At Newland Communities, we greatly appreciate this loyalty and we will do everything we can to continue earning it.
