Summerwood convenience noted in drive-time study

Located at Beltway 8 and W. Lake Houston Parkway, Summerwood offers an approximate 16-mile commute to the Port of Houston complex, a 20-mile commute to downtown Houston and a 14-mile drive to Bush Intercontinental Airport, according to the results of a new drive-time study completed by Metrostudy.

 

"This study confirms that Summerwood offers some of the shortest commuting times of any major master-planned community in the Houston area, along with a wooded master-planned community in the Humble Independent School District," said Theresa Crowley, marketing director for Newland Communities.

 

Crowley noted that Summerwood offers multi-directional access, with Beltway 8 leading to U.S. 59 to the west, and to I-10 East to the south.

 

To determine drive times, the study computed average daily morning and evening commute times over three weekdays, with all commutes starting and ending at the Summerwood New Home Information Center.   Morning trips started at 7:00 a.m. and evening trips started at 5:00 p.m., all during the school year.  All drive times are approximate.

 

Major findings included:

 

  • The Port of Houston Industrial Complex and Ship Channel area was a 16-mile drive from Summerwood, with an average one-way commuting time of 21 minutes.
  • Downtown Houston was a 20-mile commute, with an average one-way commute time of 31 minutes.  The morning commute, at 30 minutes, was slightly faster than the 32-minute evening commute.
  • Summerwood is a 14-mile drive to Terminal C at Bush Intercontinental Airport.  The average morning commute was 20 minutes and the evening average was 24 minutes, for an overall average commute time of 22 minutes.
  • The commute to Greenspoint was 14 miles, with an average one-way commute time of 21 minutes.
  • The Texas Medical Center was a 26-mile commute with an average one-way time of 50 minutes.  The Galleria was a 28-mile commute with an average time of 55 minutes.

Summerwood offers new homes priced from the $130,000s to $600,000s, with styles including low-maintenance townhomes, traditional single-family homes and luxury estate homes.   Most model homes are showcased in the community's central Model Home Village, with additional models located in its townhome and estate home neighborhoods.  Homebuilders include Hallmark Design, J. Patrick, Lennar, Meritage, Partners In Building, Perry, Ryland, Taylor Morrison, Texas Big by Meritage, Trendmaker and Village Builders.

 

The Summerwood master plan devotes over 200 acres to recreational amenities, including wetland nature preserves, 17 acres of lakes, numerous neighborhood parks and playgrounds, miles of greenbelt trails, and Lakeview Park, offering scenic views of Lake Houston.  Summerwood also offers three major community centers, including Residents' Club Central and Residents' Club East.  The newest amenity, Club Summerwood, has indoor and outdoor gathering areas for resident events, along with a splash pad and playground.

 

Summerwood Elementary is open onsite, and the Humble Independent School District is planning to open a new middle school onsite in Summerwood in 2010, next to a future planned YMCA facility. Another new school, Summer Creek High School, is planned to open on a 67-acre site across Beltway 8 from Summerwood in the fall of 2009.  A private Montessori school, Primrose School of Summerwood, is also located onsite.
